people are forced to walk on the roadway when
passing.
P The building formerly OReilly Timmins
Solicitors, no. 70, is currently vacant. Encourage
the owner to actively seek to let or occupy the
building. Encourage the owner to paint the street
façade and shopfront of the residential
property. See Guidelines on
the Use of Colour in Leixlip.
P Residence
at no. 68 is well maintained. Encourage the owner
to continue to maintain the property and if repainting
to consult the Guidelines on the Use of
Colour in Leixlip.
P French Estates
and John Pauls Mens and Boys Wear, nos. 62, 64,
66, have recently been refurbished, re-painted
and a new shopfront has been constructed. The
building
is well maintained. The owners should be encouraged
to consult the Guidelines on the Use of
Colour in Leixlip when re-painting.
P The signage
and shopfront detailing of Rooney Gallagher Insurances,
no. 60, should be re-designed/ painted in a manner
sympathetic to the character of the Main
Street. This building is now vacant and the owner
should be encouraged to actively seek to let or
occupy the building.
P Metal gates
between Rooney Gallagher
Insurances and adjoining residence at no. 58 should
be painted or replaced with a timber sheeted gate
or other appropriate finish.
P Encourage
the owners of the Leixlip Shopping Mall, nos.
50, 52, 54, to remove/replace or relocate the
roller shutters behind the glass to improve the
appearance of the streetscape when the units are
closed.
P Encourage
the owner of no. 46, formerly Hynes Hardware,
to actively seek to let or occupy the premises.
Encourage the owners to consult the Guidelines
on the Use of Colour in Leixlip when re-painting
the building. Examine the possibility of re-designing
the shopfront and stone-clad area beneath the
windows to enhance the
appearance.
P Examine
the possibility of replacing the lettering on
the Credit Union, no. 44, with an alternative
design or shopfront in a manner in keeping with
the character of the Main Street.
P The Middle
Shop public house, no. 42, is well maintained
with a traditional style shopfront.
P The Mall
was originally a terrace of eight two-storey dwellings,
some of which are now used commercially. Each
dwelling has four bays with timber up-down sash
windows, with each door placed closest to the
end of the terrace. The terrace is symmetrical
with an
archway at each end. The terrace would have been
finished with a rendered sand-cement /lime plaster.
P The windows
have been changed to top-hung outward opening
in a number of cases. The owners of The Mall should
be encouraged to agree to a homogeneous window
treatment and external appearance. The preferred
treatment would be up-down timber sash windows
and a rendered sand-cement plaster
finish. It should be noted that these buildings
are protected structures and are of considerable
importance to the streetscape. Any changes to
the elevational treatment would require planning
permission.
The treatment of the garden areas in front of
the Mall should be carefully considered. Incentives
could be introduced to encourage the owners to
provide the same boundary and surface treatment
externally. Parking
should be eliminated or controlled to enhance
the overall appearance.
P The residence
at no. 14 is a three-bayed
symmetrical building with up-down sash windows,
with the door and porch centrally placed. The
residence is in very good condition and well maintained
and has a
positive impact on the Main Street.
P The Three
Sisters public house (formerly The Captains Inn),
nos. 38 and 40, has been partly demolished and
reconstructed. The building is constructed with
up-down sash windows and traditional style timber
shopfront detailing. The building makes a positive
impact on the streetscape and is well maintained.
The electrical cabling on the retained section
of the building should be
removed or tidied up to make it less obtrusive.
P Encourage
the owner of Paddy Power bookmakers, no. 36, to
remove the roller shutters and to re-design the
shopfront to enhance the streetscape.
P Encourage
the owners of Alvitos Restaurant, no. 34, to repair
the guttering, trim lead flashing and improve
finish over rainwater pipes; when re-painting
to consult
the Guidelines on the Use of Colour in Leixlip;
and to remove the large temporary sign from the
façade.
P There are
backlit illuminated wall-mounted
advertising signs and utility boxes on the gable
elevation of Des Kellys Carpets, no. 32. As a
result the elevation appears very cluttered.
K There are
also telephone kiosks and a litter bin which add
to the clutter on the corner of Main Street and
Captains Hill.
P The Des
Kelly painted sign is not in keeping with
traditional shopfronts. The owner should be encouraged
to replace the sign with a shopfront in keeping
with the materials and scale of a traditional
townscape.
The elevation and façade of Des Kelly
Carpets should be repainted, see Guidelines
on the use of colour in Leixlip.
P Encourage
the owner of Joes Jewellers, no. 30, to
replace or relocate the roller shutters behind
the glass. The u.P.V.C. door should be replaced
with a door in a suitable style or material.
P The stonework
of Leahy Auctioneers, no. 28, is presented in
an attractive manner and the building is well
maintained.
The shopfront, however, is not in keeping with
traditional shopfront designs. The owner should
be encouraged to re-design the shopfront in a
manner sympathetic with the
streetscape.
P The residence
at no. 26 is well maintained. The cables along
the eaves line should be removed .There are up-down
timber sash windows to the first floor and to
one room of the ground floor. The u.P.V.C. window
to the
ground floor is not in keeping with the character
of the dwelling and the owner should be encouraged
to replace it with a more appropriate window.
P The residence
at no. 24 is well maintained. The windows have
been replaced at some stage with timber top-hung
windows. Encourage the owner to replace the windows
with up-down sash windows
K The excessive
number of parking signs detract from the elevation.
Kildare County Council should be encouraged to
rationalise the parking signage.
P Nos. 16
and 18,Watkins Tile Centre and Hardware, are well
maintained and have traditional shopfronts. The
building contributes in a positive manner to the
streetscape. The cables under the eaves should
be removed.
P The gateway
and the entrance to the apartment to the rear
breaks the streetline. The expansive area of tarmac
car park to the rear is visible from the street.
The owners should be encouraged to provide planting
which will soften the appearance of
the car parking and will also provide a more attractive
view from within the apartments.
P There is
a large break in the streetline between no. 14
and no. 12, Liffey Blinds. There are entrance
gates by the side of both properties which lead
to the rear of the
building. The industrial sheds behind the buildings
are visible with the backdrop of the trees to
the rear. The owners of both properties should
be encouraged to replace the existing gates with
gates that match in height, scale and material.
Timber with a metal frame, or wrought iron may
be appropriate in the context of the Main Street.
P The Liffey
Blinds signage is quite large and not in a traditional
style or proportion. The owner should be encouraged
to replace the sign with a shopfront appropriate
to the Main Street.
P The residence
at no. 10 is in very good condition and well maintained
with up-down sash windows. The cables should be
removed from the parapet line.
P The first
floor windows of no. 8 have been
replaced with u.P.V.C. The owner should be encouraged
to change to a more suitable alternative. The
cabling should be removed from the parapet line.
The Classic Combination Mini-mart sign on no.
6 is not of traditional style or material. The
owner should be encouraged to replace the sign
with a shopfront appropriate to the Main Street.
P The plaster
finish of Ivy House, no. 4, is
inconsistent and uneven. The owner should be advised
to provide a painted finish. The pilasters are
incongruous with the character of the building
and the streetscape and
should be reconsidered. The building has up-down
sash windows which are in need of maintainance.
The owner should be encouraged to repair, rather
than replace, these windows as they add to the
character of the building.
P The elevational
treatment of the E.S.B. shop, no. 2, while it
has been upgraded in the recent past, is still
of poor quality. This building occupies a very
prominent location as it is on an axis with the
main road into Leixlip. The elevational treatment
of this entire building should be re-designed.
This location would be ideal for a building with
a public or civic use. The width and alignment
of the road at this junction may also provide
an opportunity to incorporate a sculptural element,
which could act as a focal point to the entrance
of the town.
