Main Street North side from Shingled House to
Rye Bridge
K The pavement outside Shingled House
is in poor repair and should be upgraded to match
the cobble pavement which was used in the repaving
of Main Street.
P The signage treatment on the facade
of Toolin Travel, Indian Restaurant, Beauty Salon,
is very cluttered and requires rationalisation.
The owners of these premises should be encouraged
to remove any unnecessary signage. The width of
the entrance to the apartments at the rear of
this building is
excessive, and detracts from the streetscape.
An entrance treatment - with the possible use
of piers -which defines the opening, and the provision
of landscaping should be considered.
P Encourage
the owners of Like-Nu to remove/replace or relocate
the roller shutters behind the glass to improve
the appearance of the streetscape.
P Encourage
the owners of Retro Kitchens to
remove/replace or relocate the roller shutters
behind the glass to improve the appearance of
the streetscape
P Encourage
the owners of OHagan Fashions to remove/replace
or relocate the roller shutters behind the glass
to improve the appearance of the streetscape.
The A.I.B. building is well maintained and has
a positive impact on the street scape.
P The two
storey terrace from Pats Barbers to C-Cabs vacated
building all have the same building line, eave
line and roof line. The building is a late 18th
century two storey terrace which has been altered
over the years. Formerly, this was a terrace of
houses of three bays, each with the entrance centrally
placed. While these properties are now commercial
and broken into different
lettings, the street rhythm and pattern is retained
with the window disposition and chimney stacks.
P Pats Barber
and the Tanning Shop is the first of the remaining
terrace. The same colour scheme is used on both
buildings and as such the two premises are identifiable
as a single entity. The owners of both buildings
should be encouraged to remove any unnecessary
advertising signage from the facade, and when
repainting the shopfront to consult the Guidelines
on the Use of
Colour in Leixlip.
The auctioneers advertising should be removed
from the facade.
P The owner
of the Rich Rags and the United Hair Studios should
be encouraged when repainting the shopfront to
consult the Guidelines on the Use of Colour
in Leixlip.
Note: The entrance of neither premises is in
the central bay of the original three bayed dwelling.
P Encourage
the owners of the vacant premises next to Oz to
occupy or let the retail unit to enhance the character
and vibrancy of the main street.
P Nos. 33,
35, 37 and 39 are all in poor repair and partially
vacant. Encourage the owners of these units to
renovate and repair them and to occupy or let
the retail units to enhance the character and
vibrancy of the main street. Encourage the owner
to alter the plastered and dashed finish to reflect
the plot sizes and rhythm of the terrace.
P No. 41 Main
Street has been entirely demolished. The owner
has permission to construct a building with eaves,
ridge and streetline to carry through in line
with the adjoining building, no 39, and an arched
opening to the right as part of the hotel development
to the rear. Encourage the owner to progress with
this development and ensure the standard of finish
and colour scheme improves the quality of the
main street.
P The shopfront
of Café Mila fits in well with the main
street. Encourage the owner to remove the temporary
signs above the shopfront.
P Lenas
Gift Gallery and Westside Auctioneers have two
shopfronts with the same detailing and are contained
within a building with three bays, which reflects
the
rhythm of the terrace. Encourage the owners to
finish the shopfronts in a similar manner to reinforce
this rhythm. The first floor façade of
the two units has a number of hanging signs, utility
and alarm boxes which detract from the elevation.
Encourage the owners to remove and carefully consider
the placement of all signs. There are excessive
cabling connections and electrical junction boxes
on the facade of Westside Auctioneers which has
a cluttered effect on the elevation. Any
superfluous connections should be removed.
P While Mullins
and Henry Opticians does not have a traditional
timber shopfront, the elevational treatment works
well and contributes to the street. The Falcon
Coffee Shop and the adjoining building, no. 59,
appear to be vacant. Encourage the owner to occupy
or let the buildings. Encourage the owner to remove
the roller shutter to the ground floor of the
dwelling unit and from
the coffee shop.
P The shop
front of Bernard Owens is very well maintained.
The first floor windows, however, have a horizontal
emphasis which is out of character with all other
windows on the main street. Encourage the owner
to replace these windows with ones with a vertical
emphasis.
P The Leinster
Financial Services building, McGranes and Maureens
laundrette, nos. 65, 67, 69, create a symmetrically
based form on the street with a setback central
building and two side wings. The window and door
openings and the roof treatment of the Financial
Services Centre and Maureens Laundrette,
while somewhat similar, do not match McGranes.
Exposed stonework and brick quoins were most likely
originally
plastered.
P Architectural
conservation and historical advice should be sought
to clarify the original openings, roof profile
and wall finish. The owners of the three premises
should be encouraged to take these considerations
into
account if re-developing.
P The owner
of Bruce Betting Office should be
encouraged to remove or replace the roller shutter
to the inside of the glass and display area, and
to consider a shop front and parapet detail which
present a more positive impact on the streetscape.
K The public
space with the sculpture Confluence
and water feature add considerably to the streetscape
and give a sense of focus to the centre of the
main street. There are plaques mounted on the
wall which commemorate war dead and town twinning.
P The surfaces
of the side walls of Bruce Betting and the Health
Centre should be matched in height and finish
to provide a more appropriate backdrop to the
public
space.
K The entrance
to the public car park is not
presented in a very attractive manner. The height
restriction rail should be removed and, if necessary,
replaced in a more aesthetic manner.
For most visitors this presents access onto the
riverside walk and should be carefully designed
and detailed to present the river as an attractive
feature within the town.
The ground surface and elevational treatment of
the Health Centre and the pumping station should
be carefully considered to give a more congruous
pedestrian entrance to the carpark and onto the
riverside.
P The Spar
shop (no. 75), Highway 66 (no. 77),Advance Vision
(no. 77a) and Dorrian Hair Master (no. 77b), are
all contained within the ground floor of a building
constructed approximately 1990, with the Amber
Regent
restaurant occupying the first floor.
The shopfront detailing, colouring and acrylic
signage are neither contemporary nor traditional
and as such do little to enhance the character
of the Main Street.
The awnings and signage of the Amber Regent are
out of character with the Main Street. The owner
should be encouraged to remove the awnings and
replace the large
metallic lettering with more appropriate signage.
The Spar, Lotto and Highway 66 hanging signs,
utility boxes, signage lights and awnings have
a very cluttered appearance on the facade and
should be reduced or
rationalised.
P St. Marys
Church, wall and gates are protected structures.
They have a considerable positive impact on the
streetscape and provide a focal point with historic
and architectural interest.
P The building
formerly occupied by Standard
Controls is now occupied by First Ireland. A large
acrylic shopfront has been erected. The shop front
is excessively large and not in keeping with the
scale of shopfronts or
materials used on a traditional Main Street. Encourage
the owner to remove the roller shutter to the
ground floor.
P Encourage
the owner of Francis OKennedy
Accountants when repainting the shopfront to consult
the Guidelines on the Use of Colour in Leixlip.
P Encourage
the owner of the adjoining vacant building, no.
85, to occupy or let the buildings. Encourage
the owner to remove the roller shutter on the
ground floor.
P Sams
Takeaway has a timber shop front with acrylic
backlit sign on an exposed stone building. The
building has a relatively modern leanto brick
extension with timber quoins. The
use of varnished timber shopfront is generally
not traditional and when repainting
the shopfront the owner should be encouraged to
consult the Guidelines on the Use of Colour
in Leixlip. The mock timber quoins are out
of character with a traditional village streetscape.
The owner should be
encouraged to remove or repaint the quoins to
give the appearance of stone or plaster finish.
P Da Vincis
Restaurant is well maintained and adds to the
appearance of the main street. The flashing and
slate detail around the roof-lights should be
examined and improved to enhance the overall appearance
of the
building.
P The Rye
Cottages and the archway which provides access
to the riverside are attractive features within
the town centre. The use of u.P.V.C. on the door
and dormer windows of no. 99 should be discouraged
as they are not
in keeping with the traditional vernacular appearance.
K Replace
the course of concrete blocks on Rye Bridge with
stonework to match existing stone. Correct location
and height of bench mark on stone work.
K Remove yellow
numerals from lamp standards
and replace with less obtrusive method of indicating
lamp standards, in consultation with E.S.B. and
Kildare County Council.
