Tenant Purchase Scheme

Tenants with at least one year's tenancy are eligible to apply.

• The scheme is on going- there is no closing date. This means that if your present financial position would not allow you to be considered for a mortgage, you have the option of applying at a future date if your circumstances improve. If a closing date is announced, details of same will be advertised.
• The purchase price of the dwelling will be its market value, as determined by the Council, less appropriate discounts.
• The following discounts will apply:
      (a) €3809.21
      (b) 3% for each year of tenancy subject to a maximum of 30%
• The purchase price will be payable in full at the point of sale and may be financed by a mortgage loan or a cash lump sum. Applicants who have been approved in principal to purchase their house will have to make reasonable efforts to secure a mortgage from commercial lending agency (bank and building society), and failing this, may apply to Kildare County Council for an Annuity or Shared Ownership loan. There is no guarantee that any applicant will be approved a Council loan and it should be noted that there limited finance available in this area.
• Stamp Duty is not payable under this scheme. The Council will pay the costs of the transfer of the dwelling. The applicant is responsible for the costs of obtaining the mortgage.
• Dwellings will be valued on the basis of their existing condition. The council is under no obligation to put the dwelling being purchased into good structural condition prior to sale. The maintenance and repair of the dwelling will be the responsibility of the purchaser once the house has been purchased.
• Dwellings provided for elderly persons, demountable dwellings and mobile homes are excluded from the Scheme. The council may also exclude any dwelling because of its structural condition.
• Valuations on properties as notified to tenants will only remain valid for twelve months.
